7 Top to dos when prepping your home to list

Are you thinking about selling your home? It’s not fun when you get to the negotiating table and you find out you’re unprepared. With the right preparation, you can set your home up for success!

 

Check out these 7 tips to get your house ready for sale.

 

 

 

1.    Depersonalize and declutter

 

You want to make your home a blank state so that buyers can envision themselves living there. Remove the junk mail off the counter, the children’s homework off the table, and anything else that can be distracting.

 

2.    Deep clean

 

Hire a professional cleaner or clean it thoroughly yourself so you can make that lasting first impression. Buyers will notice dusty fans, dirty trash cans, stained baseboards, dirty windows and other neglected areas of your home.

 

3.    Spruce up + touch up

 

Incorporate plants, update the light fixtures and make sure the front entrance and front yard looks inviting. Refreshing the paint on the walls can also go a long way.

 

4.    Make necessary repairs

 

All those things you’ve been avoiding, it’s time to fix them. Change light bulbs, fix the leaking kitchen faucet and any chipped or cracked flooring.

 

5.    Make your home smell good

 

Put away the litter box, eliminate pet smells, wash the carpets, and get rid of any other unpleasant odours. Try baking right before hand, lighting a candle, and opening up the windows so your home smells fresh.

 

6.    Secure a great real estate agent!! 

 

Hire a real estate agent, that works with a top photographer, and other professional help. The results will speak for themselves!

 

7.    Get a pre-listing home inspection

 

Fix any problems you missed before you list. This is one way you can ensure you get top dollar for your home!
